Frontier Estates sought to redevelop the site to provide a market leading care home, offering both residential and nursing care.
The care home provides 76 en-suite bedrooms and a range of amenity facilities including a cinema, hairdressers and beauty salon. There is extensive outdoor amenity space which benefits the mental and physical health of residents.
Care UK are the operator of the care home and it has won the ‘Care Home Design of the Year’ in the Leaders of Care Awards 2024.

Our Planning Journey
We were involved with this scheme from the very beginning through to the construction stage. We began with an appraisal of the site when it was for sale to assess its development potential.
Following this we undertook pre-application discussions with the Local Planning Authority, created and delivered a strategy for community engagement and led the preparation, submission and successful negotiation (including S.106 Agreement) of a full planning application.
Following the grant of consent, we discharged conditions, agreed amendments to the scheme and provided information to the end operator of the care home.

Making a difference
Through negotiation we were successful in rebutting significant planning obligations, ensuring any obligations complied with the tests set out within the National Planning Policy Framework. This was aided by the strong working relationship we established with the Case Officer.
We have played our role in delivering this much needed accommodation which sets a high standard for care homes to follow.
