Darley Dale, Derbyshire
Construction of a care home, conversion of existing buildings and delivery of new homes
Client: Frontier Estates
Planning Authority: Derbyshire Dales District Council
Our role
Following our initial appraisal, and our assessment of the redevelopment potential of the site, we collaborated with architects WR Dunn to prepare a pre-application submission to establish the views of the Local Planning Authority. The proposal comprised the demolition of the existing vacant office building and the construction of a 78 bed care home within Class C2, the conversion of Darley Lodge into seven apartments and a terrace of three new dwellings.
Initial advice from officers was very positive regarding the principle of development, and our engagement with the Parish Council and local community also resulted in a high level of support. Some design amendments were suggested and we have worked proactively with stakeholders to evolve the proposals.
Following the positive pre-application discussions with the Council, we project managed the planning application development process. The final approved scheme is a high quality, bespoke care home and residential accommodation that will provide an excellent environment for residents whilst respecting the character and appearance of the area.
Outcomes
- Pre-application submissions
- Planning application submitted
- Planning permission granted
Gillings Planning have guided the strategy for this site from its early days, and have developed some strong relationships with the Parish Council - for which we were thanked at a recent meeting. They have eye on all the relevant issues and have everything under control!”
